Can we take your plans to another designer or architect for modification?
Yes. Upon request, a letter will be made available permitting design professionals to make changes to the plans for building one instance of the home purchased from High Tide Design Group. Additionally, High Tide Design Group is available to assist you in making any changes or modifications. Changes are made on an hourly basis and fees will be assessed after a brief phone consultation.

How much does it cost to have plans modified?
The cost to modify or customize a home plan or a garage plan varies depending on the plan and the types of changes required. Please contact us for an exact quote to modify or create custom plans.

How long does it take to have plan modifications made?
Modifications can take as long as several weeks or as little as 2 – 3 days. The time required to make the modification depends on the complexity of changes you require, as well as the volume of work in our office.

What is included when purchasing plans?
You will receive one construction set on 24"x36" bond paper . Construction sets include: foundation plans, plans, elevations, typical wall sections, typical porch sections, framing plans, electrical plans, general structural notes, and structural details.

How many sets of plans do I need to build?
The number of sets needed varies with each building municipality. We recommend purchasing 5 sets to begin with. This allows you to have a copy and have copies available for your builder, his subcontractors, and the local building department.

Are mechanical and plumbing details included with the purchase of plans?
Generally in residential construction mechanical and plumbing plans are not required. However, if your local building department requires mechanical and plumbing plans, you will need to hire a local consultant to design them.

How do local building codes affect my plans?
Building in an area with unique specifications such as high wind/snow loads, coastal areas, earthquake zones, substandard load bearing soil conditions, or extreme grades; your local authorities may require an engineer to review and seal the plans. If an engineer's stamp is required, you will need to have the plans stamped at your local level.

Are the plans copyrighted?
Yes. All illustrations and plans contained in this publication are the exclusive property of High Tide Design Group. Reproduction in whole or in part is strictly prohibited by law. One dwelling may be constructed from the construction set purchased. Plans may not be resold or copied. Strict penalties will be enforced for violators of copyright laws.

Copies can be made as needed for building one instance of the purchased house plan.

Can you provide addresses of where this Plan has been built in my area?
To protect the privacy of our buyers, we cannot provide you with the addresses of plans that have been built.

Do you accept credit cards?
We accept credit card payments through PayPal. Once you complete an order form, if you choose to pay by credit card, we will send you an invoice through PayPal. Please note that you will need to set up an account with PayPal if you do not already have one.
Other accepted means of payment are certified check or money order.
